Price cuts are up nationally, and Boaz sellers are feeling that pressure

These numbers cover the three months ending August 31, 2026. That is the period to keep in mind as you read.

Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. That is not a Boaz number. But it tells you what buyers everywhere are expecting right now. They are expecting room to negotiate.

The Real Estate Data Aggregator counted 62 homes sold across Boaz in the three months ending August 31, 2026. That is up 26.5% from the same period in 2025. Sales are moving. The trouble is the price conversation.

Buyers have more choices, and they know it

The Real Estate Data Aggregator found 97 homes for sale across Boaz in that same period. That is up 40.6% from a year before. More supply means buyers can wait. Sellers who overprice find that out the hard way.

Days on market: longer than last year

The Real Estate Data Aggregator put the median days on market at 61 days in ZIP 35956 and 62 days in ZIP 35957. In 35957, that is 20 days longer than the same period in 2025. In 35956, it is 8 days longer. Neither of those is a fast market.

Above-list sales have dropped sharply

A year ago, sellers in both ZIP codes were seeing more bidding above list price. That has changed. The Real Estate Data Aggregator shows only 4.8% of homes in 35956 sold above list, down 18.7 points from 2025. In 35957, it was 9.8%, down 18.3 points. That is not a small shift. That is buyers pulling back.

The average sale-to-list ratio tells the same story. The Real Estate Data Aggregator put it at 96.5% in 35956, down 1 point from 2025. In 35957 it was 95.9%, down 5.2 points. Sellers are getting close to list, but not over it.

Rates are adding pressure from the other side

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that the average contract rate for a 30-year fixed mortgage was 7.50% as of mid-October. Fannie Mae, as reported by CNBC, forecast an average rate of 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027.

Higher rates shrink what a buyer can afford. That puts more pressure on price. I am not guessing at that connection. It shows up every time rates move like this.

The two ZIP codes read differently

ZIP 35957 has 3.8 months of supply, according to the Real Estate Data Aggregator. That is tighter. ZIP 35956 has 6.7 months. More than 6 months generally means buyers have leverage. Both saw more homes come to market this year, but 35957 absorbed them faster.

In 35957, 35.9% of homes went under contract within two weeks of listing. That is up 19.2 points from 2025. In 35956, only 20.8% did, down 9.6 points. Same town. Different pace. Different conversation on price.

Prices: one ZIP up, one down

The Real Estate Data Aggregator put the median sale price in 35956 at $217,000, up 5.9% from 2025. In 35957, the median was $200,000, down 10.2% from 2025. Both ZIP codes saw more homes sell. But the price story is not the same.

More inventory in 35957, up 70% from a year ago, likely pulled that median down. More choices for buyers tends to do that. It is not a collapse. It is supply catching up.

In short
  1. Boaz is still selling homes.
  2. Sales are up 26.5% from last year.
  3. But buyers have more to choose from, they are taking longer to decide, and almost none are paying over list.
  4. Sellers can still get close to their number.
  5. Overpricing costs time, and time costs leverage.

One street can read very differently from the whole ZIP code. These are medians, not your home's number. If you want to know where your specific address lands, that is a different conversation.
