One part of Boaz is moving faster than the other

These numbers are from the three months ending July 31, 2026. Read them knowing your street may tell a different story than the ZIP code around it.

CNBC reported the average 30-year mortgage rate hit 7.30% on September 30, 2026. That is real pressure on every buyer in Boaz. Even so, the Real Estate Data Aggregator shows the two ZIP codes here are not behaving the same way at all.

The gap between 35957 and 35956

ZIP 35957 has 2.8 months of supply, according to the Real Estate Data Aggregator. That is tight. ZIP 35956 sits at 6.3 months. That is a different conversation entirely.

ZIP 35957: buyers need to be ready

The Real Estate Data Aggregator counted 42 homes sold in ZIP 35957 in the three months ending July 31, 2026. That is up 7.7% from the same months of 2025.

Nearly a third of homes there, 31.6%, went under contract within two weeks of listing. That share is up 8.5 points from a year ago, per the Real Estate Data Aggregator. I am not guessing: that is a market where waiting costs you.

The median sale price in ZIP 35957 was $205,000, down 2.4% from the same period in 2025, per the Real Estate Data Aggregator. Prices dipped a little, but homes are moving. Those two things can live together.

ZIP 35956: sellers need patience and clean pricing

The Real Estate Data Aggregator counted 20 homes sold in ZIP 35956 in the three months ending July 31, 2026. That is down 9.1% from a year ago.

Supply rose to 6.3 months, up 1.4 months from last year. Median days on market hit 66, which is 28 days longer than the same period in 2025. Not every home sold fast here. That is just true.

The median sale price in ZIP 35956 was $236,000, up 3.3% from a year ago, per the Real Estate Data Aggregator. Prices held. But homes sat longer. That means pricing right from day one matters more than it did last year.

The sale-to-list ratio in ZIP 35956 was 98.7%, per the Real Estate Data Aggregator. Sellers did get close to their asking price. But only 5% sold above list, down 13.2 points from a year ago. The days of easy over-ask offers are quieter here now.

What the wider picture adds

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the backdrop buyers and sellers in Boaz are working against.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Boaz's ZIP 35956 is running ahead of that at 3.3% up. ZIP 35957 is below it at 2.4% down.

Across both ZIP codes, the Real Estate Data Aggregator counted 62 homes sold in the three months ending July 31, 2026. That is up 1.6% from a year ago. Pending sales held at 61, unchanged year over year. The market is not stalling. It is just uneven.
