More homes for sale in Guntersville means buyers have room to compare

By Blake Dobbins
Real estate, Guntersville

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 215 homes for sale in Guntersville ZIP 35976, up 61.7% from the same period a year before. That is the fact that changes what a seller needs to do. More choice for buyers means your price and your prep carry more weight than they did last year.

Nationally, Realtor.com reported active listings reached 1.16 million homes for sale. Guntersville is moving in the same direction. More supply does not mean homes stop selling. It means buyers have time to compare, so the homes that are priced well and show well are the ones that move.

What the numbers say about price

The Real Estate Data Aggregator put the median sale price in 35976 at $354,000 for the three months ending August 31, 2026. That is down 15.7% from the same months of 2025. I will name that plainly: prices pulled back. Not every home, not every street. But the middle of the market moved lower.

The Real Estate Data Aggregator shows homes sold for 96.1% of list price on average, down 0.8 points from a year before. Only 9.9% of homes sold above list price, down 4.6 points. Bidding wars are not gone, but they are rarer. Pricing at the right number from day one matters more now.

Rates are adding pressure for buyers too

Freddie Mac put the 30-year fixed-rate mortgage at 7.32% as of October 22, 2026. CNBC reported the average contract rate on 30-year fixed loans with conforming balances was 7.37% as of late October 2026. Those are real numbers that change what a buyer can afford each month. It is not a small thing.

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. CNBC noted the 30-year fixed rate rose from 6.8% to 7.6% during September 2026. Rates moving that fast in one month can pause buyers mid-search. That is worth knowing if you are timing a listing.

Sales are actually up, and that is the honest surprise

With more inventory and higher rates, you might expect fewer closings. The Real Estate Data Aggregator counted 81 homes sold in 35976 during the three months ending August 31, 2026, up 17.4% from the same period last year. Pending sales came in at 93, up 13.4%. Buyers are still moving. They are just taking longer.

Time on market and what it tells you

The Real Estate Data Aggregator put the median days on market at 73 days in 35976, 3 days longer than the same period a year before. That is not a crisis. It is a signal. Buyers are comparing. They are not rushing. A home that sits past 73 days is worth a second look at price or condition.

Here is the other side of that: 26.9% of homes went under contract within two weeks of listing, up 15.9 points from a year before, according to the Real Estate Data Aggregator. Nearly 3 in 10 homes are still moving fast. The ones that do are almost certainly priced right and ready to show.

New listings and what is coming to market

The Real Estate Data Aggregator counted 104 new listings in 35976 during the three months ending August 31, 2026, up 11.8% from a year before. More sellers are deciding to move. That adds to the 8.1 months of supply already sitting in the market. Eight months of supply is a buyer's market by most measures.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a wider pattern. Guntersville is not alone in figuring it out. Sellers who price ahead of that trend do better than the ones who chase it.

In short
  1. Supply is up 61.7% in Guntersville.
  2. Prices pulled back 15.7%.
  3. Homes are still selling, up 17.4%, but buyers have more time and more options.
  4. Nearly 3 in 10 homes still go fast.
  5. The ones that do are priced and prepared.
  6. No surprises on either side comes from knowing the numbers before you act.

One more thing worth saying: these are ZIP code numbers. One street, one block, one view of the lake can read very differently from the 35976 average.
