More homes are selling, but buyers have more room to choose
The one fact that changes what a seller should do right now: the Real Estate Data Aggregator counted 215 homes for sale in Guntersville's ZIP 35976 for the three months ending August 31, 2026. That is up 61.7% from the same months a year before. More choices for buyers means pricing and preparation matter more than they did.
More homes are selling. That part is real. The Real Estate Data Aggregator counted 81 closed sales, up 17.4% from the same period in 2025. Pending sales came in at 93, up 13.4%. Buyers are moving. They are just moving more carefully than before.
The unglamorous part: price and time
The Real Estate Data Aggregator put the median sale price in ZIP 35976 at $354,000 for the three months ending August 31, 2026. That is down 15.7% from the same months a year before. Not a small dip. Worth knowing before you pick a number.
Homes sat on the market a median of 73 days, according to the Real Estate Data Aggregator. That is 3 days longer than the same period last year. Not every home sold fast. Most did not.
What sellers are getting at the table
The Real Estate Data Aggregator found that homes in ZIP 35976 sold for an average of 96.1% of their list price. That is down 0.8 points from a year before. Only 9.9% of homes sold above list, down 4.6 points. Buyers are not in a rush to outbid anyone.
One bright spot: 26.9% of homes went under contract within two weeks of listing. That is up 15.9 points from a year before, according to the Real Estate Data Aggregator. The right home at the right price still moves. I am not guessing on that.
Rates are making the whole picture harder
This is not just a Guntersville story. CNBC reported the average 30-year fixed rate on conforming loans reached 7.49% last week. That is the highest it has been since January 2025, according to Realtor.com. Fewer people are shopping. The ones who are shopping have more to choose from.
Nationally, Realtor.com reported active listings grew to 1.16 million homes. Price cuts hit 20.8% of listings in September, the highest share since October 2022. CNBC also noted purchase applications fell 2% for the week. Buyers are cautious. That is the environment sellers are working in right now.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, prices rose 0.3% in July, seasonally adjusted. The national trend is still positive, just slow.
