More homes are on the market in Guntersville, and buyers are still moving

The number that changes what a seller should do right now: the Real Estate Data Aggregator counted 215 homes for sale in ZIP 35976 during the three months ending August 31, 2026. That is up 61.7% from the same period a year before. More competition means pricing and preparation matter more than they did last year.

Here is the part that surprises people: buyers did not disappear. The Real Estate Data Aggregator counted 93 pending sales in the same period. That is up 13.4% from a year before. More homes on the market, and more homes going under contract. Both things are true at once.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Guntersville is moving with that same current: more supply, but demand holding on.

What sold, and how fast

The Real Estate Data Aggregator counted 81 homes sold in ZIP 35976 during the three months ending August 31, 2026. That is up 17.4% from the same months of 2025. Not every home sold fast, though. The median days on market was 73 days, three days longer than a year before.

Eight-point-one months of supply, per the Real Estate Data Aggregator, is a buyers' market by most measures. I am not going to dress that up. It means a seller who prices too high has more competition and more time to sit.

Price: the honest part

The Real Estate Data Aggregator put the median sale price in ZIP 35976 at $354,000 for the three months ending August 31, 2026. That is down 15.7% from the same period in 2025. Prices dipped. That is the plain truth of it.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Guntersville ran in the other direction during that window. One market, one ZIP code, one story.

Homes that did sell averaged 96.1% of list price, per the Real Estate Data Aggregator. That is down 0.8 points from last year. Sellers are getting close to their ask, but not all of it. Price it right and you are in range. Price it high and you give that gap room to grow.

The buyers who are moving fast

Here is a number I keep coming back to. The Real Estate Data Aggregator found that 26.9% of homes in ZIP 35976 went under contract within two weeks of listing. That is up 15.9 points from a year before. Nearly 3 in 10 homes found a buyer quickly. The right home, priced well, still moves.

Rates are part of the picture too. CNBC reported the average contract rate on a 30-year fixed mortgage at 7.50% as of mid-October 2026. That is real money on a monthly payment. Buyers are figuring it out anyway, as the pending sales number shows.

Only 9.9% of homes sold above list price, per the Real Estate Data Aggregator. Down 4.6 points from last year. Bidding wars are not the story here. Steady, prepared sellers are.

New listings kept coming

The Real Estate Data Aggregator counted 104 new listings in ZIP 35976 during the three months ending August 31, 2026. That is up 11.8% from the same period last year. Sellers are still entering the market. The ones who do well are the ones who come in priced for where the market is, not where it was.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. No surprises: more inventory plus rate pressure means more sellers adjusting. Guntersville is not alone in that.

In short
  1. Inventory in Guntersville is up 61.7%.
  2. Prices are down 15.7%.
  3. But 81 homes sold, pending sales rose 13.4%, and nearly 3 in 10 homes went under contract within two weeks.
  4. The market is moving.
  5. It is just more honest now about what it takes.

All of these numbers cover ZIP 35976 as a whole, for the three months ending August 31, 2026. One street can read very differently from the ZIP code average. A home on the water, or in a quieter pocket, may sit in a different part of this story entirely. If you want to know where your address lands, I am in your corner on that.
