Guntersville prices fell, but homes are still moving
The Real Estate Data Aggregator counted 84 homes sold in ZIP 35976 during the three months ending July 31, 2026. That is up 37.7% from the same period a year before. Prices dipped, yes. But buyers are still showing up and getting deals done.
The Real Estate Data Aggregator puts the median sale price at $393,100, down 17.2% from a year ago. That is a real drop. I am not going to dress it up. But nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Guntersville moved the other way. That gap is worth understanding before you pick a number.
Homes are selling faster, even with more choices on the table
The Real Estate Data Aggregator counted 213 homes for sale in ZIP 35976, up 37.4% from a year ago. More supply usually slows things down. Here it did not. Median days on market fell 12 days shorter than last year, landing at 69 days. That tells me buyers are still picking, just more carefully.
Sellers are getting close to their asking price
The Real Estate Data Aggregator shows the average sale price came in at 96.2% of list price, up 0.7 points from a year ago. That means sellers are not giving up much at the table. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest since October 2022. Guntersville sellers held steadier than that.
A quarter of homes went under contract fast
The Real Estate Data Aggregator found that 24.2% of Guntersville homes went under contract within two weeks of listing. That is up 13.8 points from a year ago. Not every home sold fast. But nearly 1 in 4 did. Pricing and condition still decide which side of that line a home lands on.
Meanwhile, mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That is a real headwind for buyers. It makes the right price even more important. A home priced too high sits. A home priced right still moves, as the 84 closings here show.
