Guntersville has more room to choose, and buyers are still moving
The one fact that changes what a seller should do right now: the Real Estate Data Aggregator counted 215 homes for sale in Guntersville's ZIP 35976 for the three months ending August 31, 2026. That is up 61.7% from the same months a year before. More choices for buyers means your price and prep matter more than they did last year.
That inventory jump did not stop buyers from moving. The Real Estate Data Aggregator counted 93 pending sales in ZIP 35976, up 13.4% from the same period in 2025. Homes are still going under contract. Just not every home, and not all the same way.
Prices pulled back. Sales picked up.
The Real Estate Data Aggregator put the median sale price in ZIP 35976 at $354,000 for the three months ending August 31, 2026. That is down 15.7% from the same months of 2025. Prices dipped. That is the honest read. At the same time, 81 homes sold, up 17.4% year over year. More homes sold, at lower prices. Both things are true.
Some homes are moving fast. Others are not.
The Real Estate Data Aggregator found that 26.9% of Guntersville homes went under contract within two weeks of listing. That share is up 15.9 points from a year before. So roughly 1 in 4 homes found a buyer quickly. The rest took longer. Median days on market was 73, three days more than the same period in 2025.
The average sale price came in at 96.1% of list price, according to the Real Estate Data Aggregator. That is down 0.8 points from 2025. Sellers are getting close to their asking price, but not quite as close as before. Only 9.9% of homes sold above list, down 4.6 points from a year ago. Fewer bidding wars. No surprises there, given the extra inventory.
The national picture adds some context.
Nationally, Realtor.com reported active listings reached 1.18 million homes in October 2026. That same pattern, more supply, is showing up here in Guntersville. Realtor.com also noted mortgage rates peaked at 7.40% in mid-October 2026. Rates like that make buyers careful. They shop longer. That is part of why days on market crept up.
For the four weeks ending November 1, 2026, Redfin reported the U.S. mortgage rate at 7.24%. That is below the mid-October peak. The Federal Housing Finance Agency said U.S. house prices rose 2.4% from August 2025 to August 2026. Guntersville's median price moved the other way. Local and national do not always line up.
New listings in ZIP 35976 came in at 104 for the three months ending August 31, 2026, up 11.8% from 2025, per the Real Estate Data Aggregator. More sellers entered the market. That added to the 8.1 months of supply, up 2.2 months from a year before. Buyers have time to look. Sellers need to be ready for that.
