Guntersville has more homes for sale, and buyers are still stepping in

The one fact that changes what a seller should do right now: the Real Estate Data Aggregator counted 215 homes for sale in ZIP 35976 during the three months ending August 31, 2026. That is up 61.7% from the same stretch a year before. More choices for buyers means your home has to earn its place on the list.

Here is the part that does not get said enough: more supply does not mean buyers stopped looking. The Real Estate Data Aggregator counted 81 homes sold in that same period, up 17.4% from a year before. Pending sales came in at 93, up 13.4%. Buyers are still in the market. They just have more to compare.

The price picture: honest and unglamorous

The Real Estate Data Aggregator put the median sale price in ZIP 35976 at $354,000 for the three months ending August 31, 2026. That is down 15.7% from the same period a year before. Prices dipped. That is the plain truth. It does not mean every home sold for less. It means the mix of what sold shifted, and pricing carefully matters more now.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Guntersville's median moved the other direction in this period. That gap is worth knowing before you pick a number.

How fast homes are moving

The Real Estate Data Aggregator measured a median of 73 days on market in ZIP 35976 for the three months ending August 31, 2026. That is 3 days longer than the same period a year before. Not a dramatic shift. But it is not getting faster, either.

Here is the part that surprised me: the Real Estate Data Aggregator found that 26.9% of homes went under contract within two weeks of listing. That is up 15.9 points from a year ago. So the right home, priced right, can still move quickly. The ones that are not priced right sit.

What sellers are getting at the closing table

The Real Estate Data Aggregator put the average sale-to-list price ratio at 96.1% in ZIP 35976 for the three months ending August 31, 2026. That is down 0.8 points from a year before. Homes are selling close to asking, but sellers are giving up a little more ground than they were.

Only 9.9% of homes sold above list price, down 4.6 points from a year ago. About 1 in 10 homes beat their asking price. That is not zero, but it is not the norm either. I am not guessing: the data says most homes are closing below what they asked.

The wider picture: rates and national supply

Mortgage rates are not helping buyers stretch. CNBC reported the average 30-year fixed rate fell slightly to 7.41% as of October 21, 2026, down from 7.50% the week before. Still high. Realtor.com reported rates topped 7% for the first time since January 2025, and that 20.8% of listings nationally took a price cut in September, the highest share since October 2022.

Realtor.com also counted 1.16 million active listings nationally as of late September 2026. More supply everywhere means buyers have options beyond Guntersville too. That is the context a seller needs to be in their corner.

In short
  1. In Guntersville's ZIP 35976, supply is up sharply, buyers are still active, and the median price has pulled back.
  2. Homes priced and presented with care are still going under contract, sometimes fast.
  3. Homes that are not priced right are sitting.
  4. The three months ending August 31, 2026 tell a market that rewards preparation, not wishful thinking.

One more thing worth saying: these numbers cover all of ZIP 35976. One street can read very differently from the ZIP code as a whole. If you want to know what is happening on your block, that is a different conversation, and I am glad to have it.
