Boaz has more listings, and buyers are still showing up

By Blake Dobbins
Real estate, Boaz

The one thing every Boaz seller should know right now: more homes are competing for the same buyers. The Real Estate Data Aggregator counted 97 homes for sale across Boaz in the three months ending August 31, 2026. That is up 40.6% from the same period a year before. More choices for buyers means condition and price carry more weight than they did last year.

The good news is that buyers are still moving. The Real Estate Data Aggregator counted 63 pending sales across Boaz in that same period, up 6.8% from a year before. Demand has not walked away. It has just gotten more selective.

Sales are actually up. The Real Estate Data Aggregator counted 62 homes sold across Boaz in the three months ending August 31, 2026. That is up 26.5% from the same months of 2025. Buyers are buying. They are just taking a little longer to decide.

The two ZIP codes tell different stories

ZIP 35956 and ZIP 35957 are both in Boaz, but the numbers read differently. That matters if you are figuring out where to price or what to expect.

Prices: one ZIP up, one ZIP down

In ZIP 35956, the Real Estate Data Aggregator put the median sale price at $217,000, up 5.9% from a year before. In ZIP 35957, the median came in at $200,000, down 10.2% from the same period of 2025. That is a real difference, and it is worth knowing which side of the line your home sits on.

Homes are taking longer to sell

The Real Estate Data Aggregator put the median days on market at 61 days in ZIP 35956, up 8 days from a year before. In ZIP 35957, it was 62 days, up 20 days from the same period of 2025. That is not a crisis, but it is not last year either. A home that sits too long starts to raise questions in a buyer's mind.

Fewer homes are selling above list price

This is the unglamorous part. In ZIP 35956, only 4.8% of homes sold above list price in the three months ending August 31, 2026. That is down 18.7 points from a year before. In ZIP 35957, 9.8% sold above list, down 18.3 points. The bidding-war era is not the story right now. Pricing right the first time matters more than it did.

What the national picture adds

Boaz is not alone in seeing more inventory. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. That is the backdrop buyers are operating in everywhere.

Rates are part of the story too. CNBC reported the average contract rate on a 30-year fixed mortgage at 7.37% as of October 28, 2026. That shapes what buyers can afford and how long they take to decide. The same report showed mortgage purchase applications up 4% for the week, so buyers are still in the market.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest since October 2022. That is a national number, not a Boaz number. But it tells you what sellers elsewhere are learning the hard way.

Supply is balanced, not flooded

The Real Estate Data Aggregator put months of supply at 6.7 months in ZIP 35956, down 0.3 months from a year before. In ZIP 35957, supply came in at 3.8 months, up 0.9 months. Six to seven months is a balanced market. Under four months still leans toward sellers. Neither ZIP is flooded.

In short
  1. Boaz has more homes for sale, up 40.6% from a year ago.
  2. Buyers are still active: 62 homes sold, 63 pending, both up from 2025. But homes are taking longer to sell, fewer are going above list price, and the two ZIP codes are moving differently.
  3. Condition and price are doing more of the work now.

These are ZIP code numbers. One street can read differently from the whole ZIP. If you want to know where your home sits inside these figures, I am happy to take a look.
