Boaz has more listings, and buyers are still showing up

The one fact that changes what you should do right now: homes are sitting longer. The Real Estate Data Aggregator counted a median of 61 days on market in ZIP 35956 and 62 days in ZIP 35957 for the three months ending August 31, 2026. That is 8 days longer in 35956 and 20 days longer in 35957 than the same stretch a year before. If you are selling, that extra time is not a signal to panic. It is a signal to price carefully from the start.

More homes to choose from, and more competition for sellers

The Real Estate Data Aggregator counted 97 homes for sale across Boaz in the three months ending August 31, 2026. That is up 40.6% from a year before. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Boaz is moving in the same direction. More choices means buyers can compare before they commit. For sellers, that means your home has to earn the attention it gets.

Buyers are still showing up, though. The Real Estate Data Aggregator counted 62 homes sold across Boaz, up 26.5% from a year before. Pending sales across both ZIPs reached 63, up 6.8%. That tells me demand has not disappeared. It has just slowed down a little, and buyers are taking their time.

The two ZIP codes are not reading the same

This is where it gets important to know your street. The Real Estate Data Aggregator shows the median sale price in 35956 was $217,000, up 5.9% from a year before. In 35957, the median was $200,000, down 10.2%. Same town, very different direction. One ZIP is holding value. The other gave some back. I am not guessing at why. The numbers just say the two sides of Boaz are not telling the same story right now.

Sellers are getting a little less than list

The Real Estate Data Aggregator put the average sale-to-list ratio at 96.5% in 35956, down 1 point from a year before. In 35957 it was 95.9%, down 5.2 points. That means most sellers are landing within a few percent of their asking price, but the gap is widening. The unglamorous part: only 4.8% of homes in 35956 sold above list, down 18.7 points from last year. In 35957, 9.8% sold above list, also down 18.3 points. Bidding wars are not the story here anymore.

Mortgage rates are part of why buyers are careful. CNBC reported the average 30-year fixed rate fell to 7.41% the week of October 21, 2026. Applications to buy a home fell 7% that same week, CNBC said. Rates above 7% slow decisions. That is the backdrop every Boaz seller is working inside right now.

Speed depends on which ZIP you are in

The Real Estate Data Aggregator found that 35.9% of homes in ZIP 35957 went under contract within two weeks of listing, up 19.2 points from a year before. In 35956, that share was 20.8%, down 9.6 points. So in 35957, more than 1 in 3 homes moved fast. In 35956, roughly 1 in 5 did. Not every home sold fast, and not every ZIP is the same. Prep and price are doing the sorting.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency put U.S. home prices up 2.6% from July 2025 to July 2026. Boaz's 35956 is outpacing that. ZIP 35957 is not. Knowing which side of that line your home sits on matters before you pick a number.

In short
  1. Boaz has more listings, more sales, and more days on market than a year ago.
  2. Buyers are still moving, just more carefully.
  3. The two ZIP codes are reading differently on price.
  4. Prep and a realistic list price are doing more of the work than they were a year ago.
  5. No surprises beats a price cut later.

These are town-wide numbers for the three months ending August 31, 2026. One street can read differently from the whole ZIP code. A home near a school, on a quiet cul-de-sac, or in a specific price range may be moving faster or slower than the median. If you want to know where your address fits, I am happy to pull that for you.
