Boaz has more homes for sale, and buyers are still moving

The Real Estate Data Aggregator counted 96 homes for sale across Boaz in the three months ending August 31, 2026. That is up 39.1% from the same months of 2025. More supply means buyers have more to compare. For sellers, that means pricing cleanly matters more than it did a year ago.

Buyers are still moving. The Real Estate Data Aggregator counted 63 pending sales across Boaz in that same period, up 6.8% from 2025. Sales are rising faster than pending contracts. That gap is worth watching.

Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. That is the wider current buyers and sellers are swimming in. Boaz is part of that same tide.

The two ZIP codes tell different stories

Boaz covers two ZIP codes: 35956 and 35957. The Real Estate Data Aggregator tracks them separately. They are not the same market right now.

In ZIP 35956, the Real Estate Data Aggregator put the median sale price at $217,000, up 5.9% from 2025. Twenty-one homes sold. That is up 23.5% from the same period last year.

In ZIP 35957, the median sale price was $200,000, down 10.2% from 2025. More homes sold there: 41, up 28.1%. Prices dipped, but activity picked up. That is not a contradiction. It often means the mix of what sold shifted.

Homes are taking longer to sell than they did a year ago. Not by a little in 35957: the Real Estate Data Aggregator shows 20 more days on market compared with the same period in 2025. That is real. It means overpriced homes are sitting.

At the same time, 35.9% of homes in 35957 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is up 19.2 points from 2025. The right home, priced right, still moves quickly.

In 35956, the Real Estate Data Aggregator shows sellers got an average of 96.5% of their list price. That is down 1 point from 2025. In 35957, it was 95.9%, down 5.2 points. That is not a crisis. But it tells you the room to overprice has gotten smaller.

Homes selling above list price are also rarer. In 35956, 4.8% of homes sold above list, down 18.7 points from 2025. In 35957, 9.8% did, down 18.3 points. The Real Estate Data Aggregator counted those. I am not guessing.

The national backdrop

Rates are not helping. CNBC reported on October 7, 2026 that the average 30-year fixed mortgage rate climbed to 7.49%. That is the rate buyers are working with right now.

The Federal Housing Finance Agency reported on September 29, 2026 that U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. Prices are still moving up nationally, just more slowly.

Realtor.com reported on September 30, 2026 that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is the wider picture. In Boaz, homes that are priced well are still finding buyers.

Supply is up. That is the headline.

More supply. Longer days on market. Fewer bidding wars. That is the honest read. Buyers have more room than they did. Sellers still have buyers in front of them, 62 closed sales in three months proves that. But the margin for a loose price is thinner.

  3. Pending sales rose 6.8%.
  4. Homes are taking longer, and sellers are getting a little less of their list price.
  5. The homes that moved tended to be priced cleanly from the start.

One more thing worth saying. These numbers cover whole ZIP codes. One street can read very differently from the ZIP it sits in. Supply, price, and speed can all shift within a few blocks. The numbers above are your starting point, not your whole answer.
