Boaz had more sales and more listings at the same time
More choice and real movement at the same time. That is the short version of what the Real Estate Data Aggregator counted in Boaz for the three months ending August 31, 2026. Sixty-two homes sold, up 26.5% from the same months a year before. Ninety-seven homes were for sale, up 40.6%. Both numbers moved up together, which does not always happen.
More listings means buyers have more to sort through. More sales means demand is still there. That combination can work for both sides, as long as price is set honestly. No surprises, but no shortcuts either.
The two ZIP codes tell different stories
Boaz covers two ZIP codes, and they did not move the same way. That is worth knowing before you set a price or make an offer.
| 35956 | 35957 | |
|---|---|---|
| Homes sold | 21 | 41 |
| Median sale price | $217,000 | $200,000 |
| Homes for sale | 46 | 51 |
| Median days on market | 61 days | 62 days |
| Sale-to-list ratio | 96.5% | 95.9% |
| Months of supply | 6.7 months | 3.8 months |
In 35956, the Real Estate Data Aggregator put the median sale price at $217,000, up 5.9% from a year before. Twenty-one homes sold, up 23.5%. Months of supply sat at 6.7, which leans toward a buyer's market. Homes took a median of 61 days to sell, 8 days longer than last year.
In 35957, 41 homes sold, up 28.1%. That is nearly double the sales count of 35956. The median sale price was $200,000, down 10.2% from a year before. Prices dipped a little in that ZIP. Still, 35.9% of homes went under contract within two weeks of listing, up 19.2 points from last year. That is real movement.
What is happening with rates nationally
Rates are not helping buyers right now. Realtor.com reported that mortgage rates averaged 7.33% in October 2026, 107 basis points above a year ago. They peaked at 7.40% in mid-October 2026, according to Realtor.com. For the four weeks ending November 1, 2026, Redfin put the average mortgage rate at 7.24%.
That matters for pricing. A buyer stretching to afford a home at these rates is more sensitive to list price than buyers were a year ago. Sellers who price tight to what has actually sold are in a better spot. Sellers who price above that line are waiting longer.
Realtor.com also reported that active listings nationally reached 1.18 million homes in October 2026. Boaz is part of that broader trend: more supply showing up, buyers with more to choose from.
A few honest numbers to keep in mind
In 35956, only 4.8% of homes sold above list price, down 18.7 points from a year ago. In 35957, 9.8% sold above list, also down 18.3 points. The days of most homes sailing over asking are behind us for now. That is not a crisis. It is just the market being honest.
- Boaz had more homes for sale and more homes sold in the three months ending August 31, 2026. Both ZIP codes saw sales rise.
- Prices moved differently: up in 35956, down in 35957. Homes are taking a little longer to sell than last year.
- Well-priced homes are still moving.
- Overpriced ones are sitting.
One more thing worth saying. The numbers above cover whole ZIP codes. One street can read very differently from the ZIP it sits in. A block with fewer listings, or a price range with stronger demand, changes the picture fast. I am not guessing on that. I have seen it here.
