Albertville is not one market, and the two parts are moving differently
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted homes sold, prices, and days on market across both Albertville ZIP codes. That split is the story.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. That national number hides what is happening here. Albertville's two ZIP codes moved in opposite directions. Treating them as one market is where deals go sideways.

In 35950, the Real Estate Data Aggregator put the median sale price at $270,000. That is up 12.8% from the same three months in 2025. Sales volume rose too: 61 homes sold, up 8.9% year over year. More homes are coming to market, up 18.5%, but buyers are keeping pace. That is not a soft market.
In 35951, the Real Estate Data Aggregator put the median sale price at $259,000. That is down 9.1% from a year ago. Only 25 homes sold, down 3.8%. Pending sales fell 14.8%. Homes sat a median of 70 days, which is 15 days longer than last year. I am not guessing: that is a slower, softer picture.
Speed: one ZIP moves twice as fast
Forty-one days versus 70 days. That gap changes how you price, when you list, and how firm you hold on an offer. In 35950, the Real Estate Data Aggregator found that 23.6% of homes went under contract within two weeks of listing. In 35951, that share was 21.7%, though it rose 6.9 points from last year. Both are real. Neither is the whole town.
What sellers are getting at the closing table
This one surprises people. The Real Estate Data Aggregator shows 35951 sellers got 99% of list price on average. That is up 2.8 points from last year. In 35950 the figure was 95.6%, down 0.7 points. Prices fell in 35951, but sellers who priced carefully got close to what they asked. The lesson: price right and you can still close clean, even in a softer ZIP.
Supply is rising in both ZIP codes
The Real Estate Data Aggregator counted 100 homes for sale across both ZIP codes combined. That is up 14.9% from a year ago. New listings across Albertville rose 5.9% to 90. More choices for buyers means more competition for sellers. That is the unglamorous part. It is also just true.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Price cuts hit 20.8% of listings, the highest since October 2022. CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% as of October 7, 2026. Purchase applications fell 15% from the same week one year ago. Buyers are feeling that. So are sellers who price too high and wait.
