Albertville has more listings, but pending sales are a little softer

By Blake Dobbins
Real estate, Albertville

The Real Estate Data Aggregator counted 100 homes for sale across Albertville in the three months ending August 31, 2026. That is up 14.9% from the same period a year before. More supply means buyers have a little more room to compare. For sellers, it means your home has to earn its place in the list.

At the same time, pending sales across both ZIP codes came in at 78, down 4.9% from a year ago, according to the Real Estate Data Aggregator. Sales are still happening. They are just not snapping up as fast. No surprises there when inventory rises and rates stay high.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Albertville is part of that same trend. More choices for buyers, more competition for sellers.

CNBC reported the average 30-year fixed mortgage rate fell to 7.41% the week of October 21, 2026, down from 7.50% the week before. That is a small move. Rates above 7% still slow decisions for a lot of buyers.

ZIP 35950: prices up, but homes taking a day longer to sell

In ZIP 35950, the Real Estate Data Aggregator put the median sale price at $270,000 for the three months ending August 31, 2026. That is up 12.8% from the same period in 2025. Prices moved up. That part is straightforward.

But the Real Estate Data Aggregator also showed median days on market at 41 days in 35950. That is one day longer than a year ago. Not a big shift, but worth knowing. Homes are not sitting, and they are not flying either.

The Real Estate Data Aggregator showed 23.6% of homes in 35950 went under contract within two weeks of listing. That is down 5.5 points from a year ago. Not every home sold fast. The ones that did were priced and prepared.

ZIP 35951: prices dipped, but homes that sold did well on price

ZIP 35951 tells a different story. The Real Estate Data Aggregator counted a median sale price of $259,000 there, down 9.1% from the same period in 2025. Prices dipped. That is the unglamorous part, and it is worth saying plainly.

Median days on market in 35951 came in at 70 days, up 15 days from a year ago, per the Real Estate Data Aggregator. Homes took longer to sell. But when they did sell, the average sale price was 99% of list. Up 2.8 points from last year. Sellers who priced right got close to what they asked.

What this means if you are figuring it out

For buyers: 100 homes for sale across Albertville gives you more to compare than a year ago. That is real. Take the time you need. Rates are still at 7.41%, per CNBC, so run your numbers carefully.

For sellers: the Real Estate Data Aggregator showed new listings in 35950 up 24.5% from a year ago. More competition. Realtor.com reported 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. I am not guessing when I say pricing matters more right now than it did a year ago.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices nationally are still moving up, just slowly. Albertville's 35950 is running ahead of that. ZIP 35951 went the other way. Same town, different result.

In short
  1. More listings.
  2. Softer pending sales.
  3. Prices up in 35950, down in 35951. Homes that sold in 35951 got close to asking price.
  4. Days on market grew in both ZIPs.
  5. One street can read very differently from the whole ZIP code.
