Albertville has more listings, but buyers are still showing up

Real estate, Albertville

The Real Estate Data Aggregator counted 100 homes for sale across Albertville in the three months ending August 31, 2026. That is up 14.9% from a year before. More choices for buyers means more competition for sellers. Not a bad market. Just a more honest one.

Realtor.com reported that active listings nationally topped 1.16 million in September 2026. Albertville is moving the same direction. More listings, a little more room to breathe.

Buyers are still closing, just not as fast

The Real Estate Data Aggregator counted 86 homes sold across both ZIP codes in those three months. That is up 4.9% from the same period last year. Pending sales dipped 4.9%, to 78. So deals are still happening. The pace just eased a little.

The two ZIP codes tell different stories

35950 and 35951 sit side by side, but the numbers read differently. That is worth knowing before you pick a price.

In 35950, the Real Estate Data Aggregator shows the median sale price rose 12.8% to $270,000. Homes sold in 41 days at the midpoint. That is only one day longer than last year. Steady.

In 35951, the median sale price slipped 9.1% to $259,000. Homes took 70 days at the midpoint. That is 15 days longer than a year before. Not every home is moving at the same speed.

What the sale-to-list numbers say

In 35950, the Real Estate Data Aggregator put the average sale price at 95.6% of list. Down 0.7 points from last year. Sellers are still getting close to asking. Just not quite as close.

In 35951, homes sold at 99% of list on average. Up 2.8 points. That says the homes that did sell were priced right. The ones that sat were priced wrong. The gap between those two outcomes is getting wider.

In 35950, 23.6% of homes went under contract within two weeks of listing. That share dropped 5.5 points from last year. Fewer fast deals. In 35951, 21.7% went under contract that quickly. That share actually rose 6.9 points. The homes priced right in 35951 moved fast.

Rates are making buyers think harder

CNBC reported the average 30-year fixed rate at 7.37% as of October 28, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That adds to the monthly payment on any price. Buyers are doing the math more carefully now.

CNBC also reported that mortgage applications to purchase a home rose 4% for the week ending October 28. Buyers are still out there. Rates slow them down. They do not stop them.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Albertville's 35950 beat that by a wide margin. 35951 moved the other way. Same town. Different result.

What this means if you are selling

More listings means buyers compare. They compare condition. They compare price. They compare how long a home has been sitting. Price it right from the start. One extra week on market costs more than a small price cut on day one.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026. That is the highest share since October 2022. I am not guessing: overpriced homes are sitting longer, everywhere.

What this means if you are buying

More homes for sale means more room to compare. Ask questions. Request repairs. Keep the deal clean. The Real Estate Data Aggregator counted 3.2 months of supply in 35950 and 4.4 months in 35951. Neither ZIP is a buyer's market by the old definition, but you have more room than you did a year ago.

In short
  1. Albertville has more listings, up 14.9% across both ZIPs.
  2. Buyers are still closing, 86 sold in three months.
  3. Prices rose in 35950 and slipped in 35951. The gap between a well-priced home and a wrong-priced one is getting clearer.
  4. One street can read very differently from the ZIP code around it.
