Albertville has more homes to choose from, and buyers are still moving

The Real Estate Data Aggregator counted 104 homes for sale across Albertville in the three months ending July 31, 2026. That is up 23.8% from the same stretch a year before. More supply means buyers have a little more room to compare. For sellers, it means the days of listing and waiting for offers without much prep are getting shorter.

Here is the part that matters: 89 homes still sold, up 18.7% from a year ago. Supply went up. Sales went up too. That tells you demand is holding, not fading.

Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. Albertville is moving in the same direction. More choices for buyers is the headline. A sharper eye on price and prep is the answer for sellers.

Real Estate Data Aggregator counts for each ZIP code. Lower days on market and lower months of supply favor sellers in 35950. Higher sale-to-list ratio in 35951 shows buyers there are still paying close to asking.

Prices are up in both ZIP codes

The Real Estate Data Aggregator put the median sale price in ZIP 35950 at $250,000, up 6.4% from a year before. In ZIP 35951, it was $266,490, up 6.2%. Both ZIP codes moved in the same direction. Neither dipped.

For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Albertville's gains in both ZIP codes ran ahead of that national figure.

Speed: one ZIP moves faster than the other

The Real Estate Data Aggregator counted a median of 39 days on market in ZIP 35950. That is 12 days longer than the same period a year before, but still well under two months. ZIP 35951 sat at 71 days, 18 days longer than a year ago. Not every home sold fast. That is the honest read.

Still, nearly 3 in 10 homes in ZIP 35950 went under contract within two weeks of listing, at 30.5%. In ZIP 35951, that share was 23.3%, up 19.8 points from a year before. More buyers are moving quickly when the price is right.

What the national picture adds

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers figuring out their monthly number. Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. I am not guessing: that kind of environment rewards sellers who price carefully from the start.

In Albertville, the Real Estate Data Aggregator showed the average sale price as a share of list price at 96.7% in ZIP 35950 and 97.4% in ZIP 35951. Both figures are close to asking. Homes priced well are still closing near list.

What this means if you are selling

More inventory is out there. Buyers have options. That does not mean the market is slow. It means the homes that sell are the ones priced and prepared for where the market actually is, not where it was a year ago. No surprises means knowing that number before you list.

Rates above 7% are a real cost. Both things are true at the same time. Figuring it out means running your numbers carefully before you fall in love with a house.
