75 Hazel Green Homes Came Off the Market and Never Sold

How I counted
  1. I looked at every lived-in home in Hazel Green that came off the market without a sale, did not sell later, and is not listed right now, as of October 11, 2026. Brand-new builds are left out.
  2. A home listed twice counts once.

People talk about homes that sell. Nobody talks about the ones that do not. In Hazel Green, 97 lived-in homes came off the market without a sale. Sixteen of those came back and eventually found a buyer. Seventy-five never did. That is nearly 3 homes that gave up for every 10 that sold. I am not guessing at that number. I counted it.

Homes that gave up first asked $14,725 more than homes that sold

The typical home that gave up first asked $295,000. The typical home that sold first asked $280,275. That $14,725 gap is the whole story. Price is not just a number you pick. It is the thing that decides whether a buyer ever shows up. The homes that sold were not better homes in every case. They were priced closer to where buyers were willing to go. The ones that gave up started above that line and never came back.

Right now, 59.2% of the 71 homes for sale in Hazel Green have already dropped their price. The typical drop is $14,000. That is almost exactly the same gap that separated the homes that gave up from the ones that sold. Some sellers are figuring it out mid-listing. Others are not.

Above $400K, more than 1 in 3 homes gave up without a sale

The $250K to $300K range was the steadiest. Only 17.4% of homes there gave up. That is the range where the most homes sold, 90, and where buyers in Hazel Green are clearly most active. Move up to $400K and above, and the picture changes. Thirty-six point four percent of homes in that range gave up. That means more than 1 in 3 sellers who listed above $400K walked away with nothing.

The homes that did sell above $400K took a real haircut to get there. The typical one sold for 95.7% of what it first asked, and it took 67 days. That is not a failure, but it is not painless either. The ones that gave up likely started even higher and never adjusted. The data does not show why they stopped. It just shows that they did.

Wait past month one and you give up nearly 4 cents on every dollar

The 84 homes that sold in the first month got 100% of what they first asked. Every dollar. The typical one sold in 8 days. That is not a fluke. Buyers in Hazel Green move fast when a price feels right. They wait when it does not.

Homes that took over six months to sell got 93% of what they first asked. That is a 7-point drop from the homes that sold in month one. On a $280,000 home, that gap is nearly $20,000 left behind, and that is before you count the extra months of carrying costs. The longer a home sits, the more it costs to sell. The 44 homes that eventually sold after six months prove that patience has a price.

What this means if you are selling or buying in Hazel Green right now

If you are selling, the number that matters most is not what you want. It is what buyers are paying. The typical sold price in Hazel Green is $274,700. Homes priced from $250K to $300K sold fastest and gave up the least. If you start above that and the phone goes quiet, the data says drop sooner rather than later. The typical price cut on homes sitting right now is $14,000. That is the same gap that separated the homes that gave up from the ones that sold. Do not wait until month four to figure that out.

If you are buying, there is real room to negotiate. Nearly 7 in 10 sellers in Hazel Green paid money back to the buyer at closing, with a typical amount of $7,000. At the same time, the 30-year fixed mortgage averaged 7.40% as of October 8, 2026, up from 6.30% a year ago, according to Freddie Mac's Primary Mortgage Market Survey. That rate difference changes the monthly math on every offer. Know your number before you make one. There are 71 homes for sale right now, and at the current pace, all of them would be gone in 3.2 months. That is a seller's market by the usual measure, under 4 months. But 59.2% of those homes have already cut their price. Sellers are willing to deal. Buyers who are prepared can take advantage of that.
